Ventnor Real Estate Round-Up for April 2018

Ventnor Home Sales Real Estate
One Block From Ventnor Beaches

We often get asked, where’s the best place to buy on Absecon Island? Where should we buy a vacation home?

To best answer that question, obviously, it’s best to know the buyer’s objective. All things being equal, every one of the 4 Absecon Island towns have attractive real estate opportunities. Even AC. (believe it or not)

Margate? Plenty of demand for premium homes. Can’t go wrong in the land of Lucy. And right next door in Longport, this quiet borough kicks the concept of premium vacation homes up a few notches.

But what about Ventnor? Should you consider buying in Ventnor? Short answer is yes. But fair warning…..this part of Absecon Island may be the most misunderstood. But, we believe, this makes Ventnor Real Estate the most under-valued… with mucho upside.

Ventnor: South Jersey Shore Town With Much Untapped Value.

Ventnor features many old, original homes on big lots, with plenty of open space. Large chunk of housing stock is older than 50+ yrs. Tear-downs and custom home building in Ventnor becoming more common.

The Ventnor Boardwalk and fishing pier act like a people magnet. Stroll, bike, run, sit, gather, enjoy. This allows for better awareness of Ventnor.

Can’t afford a beachfront in Margate right now? Walk a few blocks to Ventnor. You might just find your dream home at a more affordable price. No matter what your budget, plenty of excellent choices on Absecon Island.

Arrow Hardware on Ventnor Ave getting close to being officially sold? Will we soon see another Ventnor eatery in this spot? If so, Ventnor is on a tear with restaurant start-ups. If true, this would add to the recent announcement of Delaware Meat Market being converted into a restaurant in the near future.

Future home of DUNKIN DONUTS?

This property on the corner of Ventnor & Portland Ave. has been sitting idle for more than 16 years. It was a former gas station. Clean up of these types of properties is usually expensive. Is this property still contaminated? Who knows. Ask 5 different people, you get 5 different answers.

Plans for building a Dunkin Donuts / Baskin Robbins on this spot has already passed muster with the Ventnor Planning Board. But for some reason, all is still quiet on this parcel of land.

Site of the former Ventnor Twin Movie. It’s yours for just $825,000. In the heart of Ventnor’s Redevelopment area. Currently 4 apartments, 2 retail and the twin movie theatre.

Great memories of that building’s heyday. Has it been brought into Ventnor building compliance? Don’t know. The only thing we know for sure, is a family member of the original owners, is the listing Real Estate agent, Deborah Frank of Long & Foster. WATCH VIDEO >

We wish Deborah Frank of Long & Foster, the very best of luck in selling this classic property. Call Deborah at 609-822-3339.

The former Ventnor Twin Movie property makes up a substantial portion of this prime business district featuring WAWA, Sacco Subs and AAAA Bikes.

Prefer a buyer’s agent to explore this commercial / mixed-use property? We suggest Sherri Lillienfeld of Apex Prime Real Estate in Ventnor. Sherri has deep expertise in both commercial and residential Real Estate.
