John Exadaktilos, best known as ‘Johnny Ex’, owner of Duck Town Tavern in Atlantic City is a must-listen podcaster.
On Oct 30, Johnny Ex discussed the untapped potential of Atlantic City with WOND Radio host, Dan Klein.
Exadaktilos didn’t hold back his disappointment in NJ Gov Phil Murphy, County Exec Denny Levinson, former NJ Senator Chris Brown, Steven Perskie and Atlantic City Mayor Marty Small.
Listen to audio from Exadaktilos on WOND radio. OCT 30.
Items discussed:
The values of Longport Ventnor mortgage went through the roof. They can’t keep up with inspections.
Atlantic City has great parts. Chelsea Heights, Lower Chelsea. Bungalow Park. Venice Park. North End of Atlantic City. These neighborhoods are quite desirable.
Johnny Ex: Listen, I love Chris Brown to death. He gets paid $150k a year. Tell me one thing he’s done as the AC Czar.
Stephen Perskie is an advisor to the Atlantic City Mayor who, along with his school boss wife, are accused of beating their teen daughter. Both are waiting for a judge to rule on their indictments.
John Exadaktilos: I don’t know Mr. Perskie, but he can’t be good at his job.
Very few people are building homes in Atlantic City. Why are people choosing Margate Ventnor Longport over Atlantic City? It’s all about politics.
Steven Perskie currently serves as a policy advisor to the Mayor of Atlantic City, Marty Small.
John Exadaktilos: The DCA, Dept of Community Affairs, now sitting at the AC building department because director Anthony Cox is playing games. (allegedly delaying permitting process)
No cranes in the sky. Why? They don’t want to change with the demographics because they will lose their piggy banks.
WOND’s Dan Klein: They don’t want people with money coming in and buying condos and buying homes and redoing because then they might get voted out of office?
John Exadaktilos: Why don’t they want developers building in Atlantic City? They don’t want the demographics to change.
Selling cannabis in Atlantic City.
The Green Zone controlled by the CRDA and State. I don’t see a lot of traffic going. But the amount of traffic that they say that these places are getting is not even hitting double digits.

Not sure about the reasons given for keeping AC as is for decades but enough really is enough.
I know some of those mentioned. Born and raised, it’s time to actually accomplish something. Let’s go folks. AC could be a terrific place to live and visit. Johnny Ex says as much.
Those open spaces and decay is hard to ignore and harder to understand. My time riding through AC on the boards, I look around thinking this place is so beaten down. If they really want AC to prosper it’s time for those tasked to start leading.
You can’t point a finger when you’re the one who’s is in charge. Johnny Ex makes some valid points. I would hope he’s wrong about those in charge. But I believe as a business owner in the city we all love, Johnny Ex can make his opinions public. He has worked hard to be successful in a city that continues to fail miserably.
I’m just a nobody who still hopes for those better day to appear in my lifetime. ✌🏽
Just make Lower Chelsea part of Ventnor already. Everything past Stockton cam remain as AC. There’s a lot of renovations and a few new construction of homes happening.
Blame the scum and greedy bastards in Trenton. In Nevada, almost all the casino revenue from Vegas remains in Clark County.
In NJ, the AC money goes to Trenton. That, with all the corrupt D’s that run the state and city and this is what you get.
It’s a lost cause, AC will eventually sink into the abyss. There will be 3 or 4 casinos, a few restaurants, and the rest will be uninhabitable.
Pave Atlantic Avenue already….the money is there, the concensus has been agreed to the project is shoel to ground up to New York ave
If you look at all these cities, if you’re not from there, you don’t want to be caught out at nighttime.
In our great nation we have Virginia and West Virginia, North Dakota South Dakota, North Carolina South Carolina why can’t we make South Jersey the 51st state get rid of Trenton and North Jersey all together we will find our own capital city..
Wondering if Johnny Ex can tackle the topic of the game in excessive number of bars and liquor stores in AC (and risks they created) using his bully pulpit as a podcaster and preferred adverse on here. OOPS, that’s the third rail and he won’t touch it – and of course that question goes unasked but the other ringleaders on here.
Hypocrity reigns.
Wow, AC just makes too many mistakes.
