The old Margate Burger Truck was demolished today.

The property at 7903 Ventnor Ave, Margate, now being prepped for a planned mixed-use project by Siganos Mgmt.

The current site plans look to have no parking for the multiple street level businesses or the 3 residential units above. ( see site plans below )

Interesting to note: Taxpayer funded gas station / parking lot endorsed by Mayor Collins is right next door.

Developer wants following variances:

  • Front setback, Side/rear setback.
  • Building lot coverage
  • Height
  • Parking

A written application has been filed by attorneys for applicant Siganos Management, Inc. with the Margate City Planning Board for preliminary and final amended site plan approval.

  1. Is DB Buzz suggesting that this entire project will be bad because of no parking? What was bad was constructing a huge building shaped like a Bus that seemingly never had any business and always an empty parking lot. Ironic.

  2. Love it! More for the kids do would be great. We already have mini-golf.

    Need arcade and grab and go dinner spot that’s welcoming to teens and their disposable income.

    1. So far, two grab and go places have failed on Ventnor Ave on that block.

      Does that tell you something?

  3. For those who questioned and opposed the 3 million dollar gas station purchase, now you know why Mayor Collins pushed so hard for it. He made sure to ram it through even after the $$ grant was lost.

    “Someone” knew this project was in the works and also knew a variance for parking was going to be requested.

    Very easy for Margate Planning Board to justify the variance with our taxpayer funded parking lot next door!

    The prosecutors office should be all over this like a fly on dog poo…

    1. But but but you and all of the other conspiracy theorists said the parking lot was only for the benefit of the hardware store. Well, that’s clearly false.

    2. Maybe we all should flood the office of Alina Habba the new US attorney for New Jersey. It’s time for DOGE to come down here to these shore towns .

    3. It does seem a little too coincidental. This multi-use business strip will benefit mightily from the parking lot. Very convenient.

      Siganos is a major developer. He knew from the beginning he was developing the site with no parking.

      Why would Margate grant him a variance? How is that going to help the taxpayers of Margate?

      It will only increase his value for the units he is selling.

      To grant him that is not for the public good.

    The design looks amazing. Anything is better than that Bus. That was the worse design ever in Margate. Siganos has done a wonderful job in developing Margate and hopefully this project will bring more stores to this area.

  5. Anything Siganos mgmnt undertakes will benefit all, looks like a significant ratable base, with a restaurant and residential theme, good development. Parking has been and will always be a summertime log jam, everyone just has to accept it, ds

You complainers do realize that this project was approved back in May 2024 , This is back before the Board because they are making some changes to the approved plan which are actually am improvement to what was already approved . Relax people , no one complained in May 2024 and back then it was an Ugly Building

    1. @common sense. You are incorrect. A completely different plan/building was approved in May 2024. That property had around 3,500 sq ft commercial and 3 3-bdrm residential units, and 11 parking spots and a street thruway. This new plan has 3 2- bdrm residential units, over 6,300 sq ft commercial, 6 parking spots. Completely different design.

    Neighbors agree. This is a wonderful project. A plus for Margate.
    We have two concerns though.

    Below is correspondence I sent to Chairman of the Margate Planning Board and one other board member. I also sent it to Roger McLarnon and legal counsel for developer Mr. Saganos.

    Below is recap of my / our neighbors concerns.

    Neighbors are excited about this project. Based on site plans and rendering, it looks awesome and we fully support the plan.

    Height variance is fine.

    Front setback variance to sidewalk is fine.

    No commercial parking is fine.

    However, the side and rear set-back variances need to be tweaked a little.

    We believe there should be set-back of maybe two feet.

    We need permeable soil and shrubbery to allow water to absorb into the earth. It will also be a more appealing and esthetically pleasing property.

    In recent years, we are noticing Ventnor Ave is starting to flood right at that property.

    Frontenac Ave is flooding at turn to Franklin Ave, and flooding up Frontenac to Ventnor ave.

    If we allow variances to go beyond current set back limits, this will only exacerbate the flooding problem.

    Please ask developer to consider shrinking foot print by 18”… to 24” on sides and back. Fill that in with shrubbery of some type.

    That would better serve the streets for the nearby stores and the homes on Franklin Ave and Frontenac. It will be a great development and make it more pleasing to the home owners. A fair compromise.

    In addition, if I read the site plans correctly, there is window on Franklin Ave that’s for walk-up ice cream business on a residential street.

    Can that be eliminated?

    The amount  of people and trash will destroy the quiet enjoyment that we on Franklin Ave now enjoy.

    We need development that makes us all happy. The developer and the homeowners.

    Please share this with Margate Planning Board members. Ask them to consider our thoughts for modest modification of the proposed plans.

      1. Does Margate Planning-Zoning Board have integrity? Our leadership has spent over $3mil in taxpayer dollars for a parking lot.

        Mayor Collins disregarded vocal community outcry against this spend.

        Will this ‘no-parking provided’ plan get variance requests approved?

        With a variance-happy Margate Planning Board, why spend taxpayer money on a Master Plan that gets overridden at every meeting?
