Who Owns Most Property Along South Jersey Shore?

Who owns the most South Jersey shore real estate? It’s those from Philadelphia and its suburbs, who own the majority of seashore property. That’s according to a recent report at Philly.com.

Philly Dominates Jersey Shore Home-ownership

Of course… this report fired up the comments section. Many went overboard and their rants were promptly deleted. This is one hot topic. And sure… the comments section was filled with plenty of shoobie slurs, still common in some shore towns. And no, it doesn’t matter if you pay $40,000 in RE taxes for your measly 10 weekends of shore residency.

What are common complaints from out-of-town owners?

  • They pay majority of taxes, but use least amount of services
  • Have limited awareness, and no influence on how local leaders spend their tax dollars.

What are some of the best run municipalities along the South Jersey shore? Margate, Longport and Ocean City are on the top of that list…along with a few others. Popular towns like these have embraced input from part-time residents.

What towns rate poorly? Brigantine enjoys that dubious honor.

Numerous polls peg Brigantine as one of the worst managed municipalities. Here’s why: still expanding public employee count, rising expenses, six-figure salaries, same Mayor in office for 26+ years, questionable property assessments, two schools with duplicated staffs…with full-time residents & student numbers on the fast decline.

% of Jersey shore homes owned by ‘out-of-towners’

  • Sea Isle – 87%
  • Wildwood – 80%
  • Stone Harbor – 87%
  • Brigantine – 66%
  • Ventnor – 57%
  • Margate – 65%
  • Longport – 76%
  • Ocean City – 78%
  • Atlantic City – 48%
  • Avalon – 87%
