Why is Ventnor not enforcing their new short term rental law that require a 3 night rental minimum stay? Most other vacation towns have a 7 night rental minimum to discourage party houses.
A simple search on VRBO showed that single night rentals were possible. Ventnor Mayor Tim Kriebel and Commissioner Lance Landgraf were made aware of this issue last month.

Williams, a Brigantine resident said STR’s are a commercial business like motels. People turning their residences into motels. If somebody buys a $4 million dollar home, they might not want the next door neighbor renting their place out every night.
According to neighbors, enforcement is lacking or non-existent.
Common STR regulations and shifting market trends still not embraced by Jersey shore officials like Brigantine’s Mayor Vince Sera and Ventnor’s Lance Landgraf.
Suppose you buy an expensive property in Brigantine or Ventnor and then find out that right next door is a short term rental party house?
Single night rentals invite mayhem. Saturday night parties with 50+ people on the rental property. Some STR properties might not have proper commercial insurance. Who will you sue if the STR property next door causes damage to your home?
Do Real Estate execs have an obligation to inform buyers that ‘party houses’ are allowed to operate on the block your buying into?
If you sell your home Bucks County home in order to retire in Brigantine or Ventnor, is your Realtor warning you about STRs? You could be moving into a motel zone.
Are Realtors ‘disclosing’ to buyers that motel-like businesses are multiplying in residential-zoned neighborhoods? To date, we see no evidence of that.
Does Brigantine and Ventnor enforce their short-term rental laws? Doesn’t look like it.

A trusted advisor to the Brigantine Mayor and his Planning Board is Ventnor’s Lance Landgraf who’s the former mayor and current commissioner of Ventnor.
Landgraf openly admits that short-term rentals are commercial businesses operating in residential zones.

Maria Sacco Handle is a Real Estate executive in Brigantine. She’s also a Planning Board member and the President of the Brigantine Business Chamber. But wait, there’s more. Sacco-Handle also manages her client’s short-term rentals.
Sacco-Handle says there’s over-saturation in the short term rental market. You’re have to lower your rates to rent out your place. There’s too many STR’s in Brigantine. You might want to sell now, or consider converting your short term rentals to long term because of huge demand for annual rentals.
Some real estate execs are owners of these STR properties.

Brigantine and Ventnor have growing reputation as ‘party towns’ with poorly enforced STR laws.
The average family can’t afford Brigantine or Ventnor. At one time they could, but no more. Modest family homes being replaced by McMansions barely used 12 weekends per summer. In the off season, local businesses either close or scale back hours of operation.
Brigantine school enrollment dropping like a rock. We’re losing families.
Brigantine school enrollment now less than 400 students. This puts students at risk of being pulled into the Atlantic City School District run by superintendent LaQuetta Small.
Brigantine has over 900 registered, short-term rental units. It’s unknown how many illegal rental operation exist in Brigantine.
Affected neighbors encouraged to call police. Many stopped when they discovered their complaints were not located inside City Hall. The Brigantine police had no record of these STR complaints?

Once again, Commissioner Landgraf just flat-out lied to everyone in Ventnor about short term rental rules. Completely untrustworthy.
One could say they are utilizing their discretion.
