If so, the designation would empower Ventnor to modify zoning regulations.
Buildings at rear of property could then be demolished to make way for ‘neo-traditional’ townhouses featuring off-street parking.
Developers could get tax incentives, too.
Why the need for redevelopment designation?
Ventnor Commisioners concerned that 70% of the Ventnor Professional Campus property is vacant.
On Thursday, Oct. 27, Mayor Lance Landgraf and the Ventnor Commissioners tasked the Planning Board to determine the property’s eligibility for ‘redevelopment’ designation.
The Ventnor Professional Campus is comprised of two 1940’s school buildings and a large surface parking lot. The old school was converted into office space back in the 1980s.

A portion of the property borders Ventnor City Firehouse #1, at the corner of New Haven and Winchester Ave.
How will the Ventnor Planning Board decide? The evaluation takes into account multiple criteria.
- Exhibit signs of deterioration or substandard conditions?
- Consistently delinquent in tax payments?
- Have infrastructure more than 50 yrs old and requires repairs?
- Suffer from environmental contamination that discourages investment?
- Experience high level of vacancy, abandonment, or underutilization?
Meeting any one of these conditions would qualify the property for ‘redevelopment’ designation.
If the property meets the criteria as an ‘area in need of redevelopment’, and the Ventnor Commissioners concur, a comprehensive redevelopment plan will be drawn up.
Tax incentives could be offered to the developer.
