Sunrise Tequila Project, Will Margate Planning Board Approve New Site Plan?

Lawyers for Sunrise Tequila Bar, corner of Monroe and Ventnor Ave in Margate, will be back in front of the planning board on Wednesday, May 15, 6:30p at Historic City Hall.

Developers seeking approval for a dramatically different site-plan.

Some lingering questions: Did builder follow original, approved site plan? The project is much more than building a roof-top deck or patio.

Allegations that demolition of 2 roof-top apartments started prior to approvals.

Parking requirements waived.

Was this in the plans approved by the Margate Planning Board?

Not only is the old structure gone, even the foundation is gone.

Lack of transparency is infuriating. Surprising they stopped worked. Even at owners own risk, it was stopped.  Don’t think they’ll be open for Memorial Day, that’s for sure.

Work at the site seems to have stopped for now.

Violation of Ordinance. Letter circulated:

Dear Mr. McLarnon,

It has come to our attention that the Tequilla Bar located at Monroe Ave and Ventnor Ave in Margate has now brought their entire structure to the ground.

According to Ordinance No.01-2013, the entire structure now requires rebuilding and as such the owners should be required to return to the review board for a public hearing.

You cannot just turn the other way because of your relationship with the owners. The rules are the same for both full time Margate residents and part-time residents! We are prepared to seek legal remedy if necessary.

    How about Steve’s property next door he built a third floor was only approved for 2 floors. Inspectors had to inspect plumbing electrical and structure someone is on the take in city hall what is good for one should be good for all.

  2. Curious. How did all this work begin without Planning Board approvals?

    Now, they stopped the construction. I smell something fishy here.

    Maybe [local realtor] and daughter, and architect Baglivo, have special arrangement that no one else in Margate can get?

    Come on Margate officials. Do your jobs and do it fairly.

    First the Margate Gardens debacle and now this.

    I still want to know where the 12 kitchen cabinets were all purchased. Colmar?

    1. Agree! How do poor choices by owners and their architects/engineering firm become everyone else’s problem?

      City officials answer should be ‘you’re out of luck’. Should have been obvious that the structure was not sound enough for a rooftop deck and now they want to play dumb.

      Those parties need to work it out (lawsuits, etc) among themselves and move on without inconveniencing the rest of us.

      Seems like a good spot for some public parking as an alternative option that would do the community good instead
