Offer submission forms. Did the seller see your offer? Or do you just trust that the listing agent showed the seller.

A listing agent needs to be really careful when they say ‘multiple offers’. You can lose buyers if the agent is just trying to work you.

Mr. listing/seller agent, is your buyer’s offer competing against me? You have the seller listing. Do you have somebody, also on the buy side, as part of these multiple offers?

If they say no, the next question is: does anybody in your brokerage / office have a buyer that’s competing against me?

  1. Dual agency is a complete fraudulent practice. Shocked it’s still legally permitted.

    How do you protect integrity of negotiations? I have always considered the disclosure on the side of the sellers Realtor’s are not forthright. However you are at the mercy of what you are told.

    I agree the Code of Ethics, although paramount in all business, I have zero trust in the sellers representation.

    There is no such thing as full transparency in the process unless you as the buyer are savvy enough to insert a clause in all of your bidding to execute a higher bid if one should come in over your offer.

    If you want the property, do your own homework and determine your budget and your value. Be ready to walk and separate the emotional chase.

    1. Mr Bruno. No one is required to accept a dual agent in a real estate transaction. One can always get a realtor that is not the listing agent.

      1. Thank you Totones , I know it’s not required, I am saying I am shocked it is still permitted . Dual agency is a conflict of interest .
